This is one of the best times for buying Mazarron County Club properties and Bargain properties in Mazarron County Club in Spain. Even though the house prices may fall further but the fact is that even at the present time you can buy a property in Spain much less than its original price.

Here are listed some important tips that can help a buyer avoid the risks when buying a Resale Property in Spain:

Proper Registration of the Property:

Ensure that if any extension work has been done it is registered at the Land Registry. This requires signing a New Build Deed at the Notary; also all associated local tax imposed by the Town Hall for the extension should be paid. Then there are cases where the property is illegal. Often properties remain unregistered and inherited properties do not have proper ‘Title Deed’ (escritura) which can be overcome by getting Acta de Notoriedad or an Expediente de Dominio.

Property Registered in the Seller’s Name:

Quite often it has been found that the property may not be registered in the seller’s name but is listed at the Estate Agent Mazarron County Club agency office. You can cross check this to verify the registered name online or visiting the Land Registry office yourself. You should understand the property can be sold only by the registered owner or a person who holds the Power of Attorney.

Taxes, Debts, or any other liability against the Property:

At the Land Registry you can also find information about the property as to its size, number of bedrooms, boundaries etc. revealing any debts against the property. However, you may not find other debts like utility services and property taxes which are passed on to the new owner. You can hire Title Insurance to be safe.

Tenants occupying the Property:

If you buy a resale property occupied by a tenant you will have to respect their tenancy until it is over for possession of the property. Additionally, the owner has to communicate with its long tern tenant before listing the house for sale as the long-term tenant have legal right to exercise their pre-emption and buyout rights.

‘NIE’ Number:

The Tax Identification Number or NIE is to facilitate the foreign buyer to be able to file and pay taxes to the Spanish Tax office. It is necessary for - buying and selling property, on inheriting assets in Spain, on opening a bank account, on buying a car, etc.

Hire a Qualified & Registered Lawyer:

This is the most important advice that you would need for buying a property in Spain. You need to make sure your lawyer is registered to practice. The reason is the only registered lawyers have Professional Indemnity Insurance. This means you are protected in the event of malpractice or negligence and can claim against said insurance. You should hire an independent lawyer you will take care of all the above mentioned points without you worrying about them. Lastly remember to have all documents translated in English if you are non-Spanish speaking person.
